Energy Saving Tips for Short Term Lets

Our energy saving tips for short term lets will help you save money and reduce the amount of energy used across all of the properties that you manage.

Invest in energy-efficient appliances

Whilst an initial high cost is involved, in the long run, switching to more energy-efficient white goods will help to reduce to cost of energy used in your short term lets. Install high-star rating modern appliances like washing machines and refrigerators, to reduce costs in the future. Switching to LED lightbulbs is a cost effective way to save energy in your properties too. The short term cost is low but the long term rewards just as beneficial as switching to high-star rating white goods.

Remotely control devices

Chances are you don’t live close to all of the short term lets that you manage, so investing in a way to remotely control devices and appliances can set your mind at ease when guests aren’t staying. If a guest has moved out and forgotten to turn off the lights, and you don’t have another guest arriving for a few days, having a way to remotely control them can be handy. Investing in an Amazon Alexa and Alexa Plugs not only allows for the guests to enjoy playing music in the apartment, but it also allows for you to turn on and off devices from anywhere. Alexa allows you to remotely control lamps, light bulbs, TVs, coffee machines or any other appliance that can be plugged in. Just remember not to fiddle with it when guests are staying…they may think a ghost is turning on and off the lights!

Switch to smart meters

Switching to smart meters is a free and easy way to keep track of the energy usage across your short term lets. Resooma can install a smart meter into every property that you manage for free. Doing so will remove the need to travel to each property to collect monthly meter readings, and we know in the summer you could have back to back bookings so find the time where the property is empty can be difficult. Smart meters submit automatic readings every day, making sure you only pay for the amount of energy your guests are using. No over paying here!

Resooma can also simplify the organisation of all your bills and consolidate them into one digital monthly bill, saving you the hassle of dealing with multiple postal bills that can pile up, get lost or be accidentally thrown away. Nest thermostat

The Google Nest Thermostat is a great investment. For the price of £199 you can remotely control the heating from anywhere, making it easier for you to control when there are vacant periods, but also makes it easy for guests to control whilst they are staying. The Nest Thermostat E is battery powered, with a built-in temperature sensor, and doesn’t need to be connected to your central heating. It has a built-in stand meaning it can be placed anywhere in the property. The Nest Learning Thermostat is priced at £219 and allows you to control the hot water as well as the heating. This thermostat can also be installed directly into the wall, to remove the risk of loosing the device.

Install Insulation

Most heat in a property is lost through the roof so making sure you have proper insulation installed is important. Keeping the heat inside the house is important too, so adding insulation into the walls is a good idea too. The type of wall insulation required will depend on the age and structure of your property, and installation must be carried out by a qualified professional. Installing insulation can save you hundreds of pounds in energy bills in the long run.

Upgrade windows

One large factor in high cost energy bills is from windows allowing heat to escape. Become more energy efficient by upgrading the windows in your short term lets. Just like stated earlier, this can be a costly initial payment, however you will be reducing your bills in the future. Upgrade the windows to modern, double glazed energy efficient windows that offer better insulation and reduce the loss of heat in a room.

Encourage responsible guest behaviour

Whilst you don’t want to pester your guests during their stay, it might be beneficial to have a section in your welcome guide about energy efficiency. Encourage your guests to use less energy during their stay by listing easy ways they can reduce energy usage, such as:

  • Turning off plug sockets when they aren’t using appliances
  • Switching off lights whenever they leave the property
  • Provide extra blankets and make guests aware of them
  • Closing windows when they aren’t in the property
  • Closing doors when they leave the property
  • Run dishwashers only when they are full

By implementing all these energy saving tips in your short term lets, you should see the change in your energy usage. To find out more about how Resooma can help reduce the bills management workload for your property portfolio, click here.
