student property search

Finding student tenants after Christmas and Easter is vital in the annual student house hunt. Students usually focus on the holidays and preparation for upcoming January and May exams rather than a search for accommodation. Though many students secure accommodation before Christmas or Easter, some potential student tenants still search after these periods.

It is essential to know peak times potential student tenants will be searching for accommodation to market your properties. Consider our advice below for securing student tenants after Christmas and Easter.

Potential student tenants start the house hunt in early January

Keyword search trends alert to a drop in student property searches over Christmas with a jump from early January onwards. This month marks a critical moment in the property search calendar with the end of Christmas and New Year celebrations. With most students wrapping up exams at the end of January and re-freshers taking place, consider securing new student tenants during this period.

There is still a demand before and after the Easter holidays

The third highest month for student accommodation related search trends is mid-March. Searches start to decrease after late March due to the holidays and exams. After dropping in March, it picks up again in mid-April with a rise and fall until late May, when most tenancies come to an end. Though most students secure a property for the next academic year by then, it is still another period when students are still searching. If you’re stuck on how best to market your properties, check out our advice on the best ways to advertise properties here.

Students tend to secure accommodation in November or earlier

According to the UCAS Student Accommodation Survey 2020, of 60,000 students, 15% from second year and upwards will find accommodation by November or earlier if possible. These only slightly decrease, with 12% finding accommodation in January, 10% in March, and 9% in April. Students are looking even right up after the Easter holidays. Despite the decreasing percentage of students looking, you should still market your properties to prospective tenants even up to then.

The student market can be tough to navigate on your own. Resooma knows what the student population is thinking. According to Ofcom’s 2020 Report, young adults (18-24-year-olds) will spend 1 hour and 20 minutes each day on social media. In April 2020, the same group spent 5 hours and 4 minutes on average online every day.

By looking at students’ online behaviour, we can best expose and optimise the reach of your properties online. We know most students scroll online, so we’ll know how to market your properties through Facebook advertisements and our website. We’ll expose your properties to more students than on conventional listings.
